How to identify and understand when a settlement crack or nail pop is considered warrantable.

Drywall settlement refers to the minor cracks or separations that can appear in a home’s interior walls and ceilings as the structure naturally settles after construction. This is a common and generally cosmetic occurrence, especially within the first year of a new home being lived in. As materials like wood framing dry out and adjust to environmental conditions, such as humidity and temperature fluctuations, they can shift slightly, causing the drywall joints or tape to crack or separate. Settlement cracks are typically found near corners, windows, doors, or where walls meet ceilings, and they do not usually indicate structural problems.
