Your home’s heating, cooling, and ventilation systems are built for year-round comfort. With routine maintenance and care, they’ll continue to operate efficiently for years to come. Below, we outline what’s covered, what to expect, and how to maintain each part of the system.
Heating System
What’s Covered: The heating system’s ability to maintain an indoor temperature of 70°F under normal weather conditions within the first year after settlement.
What to Expect: Your heating system is designed to maintain a temperature of 70°F, measured five feet above the floor in the center of the room. During extreme cold, slight temperature delays and room-to-room differences (up to 4°F) are normal. Homes with open layouts, tall ceilings, or large windows may experience wider variations.
How We’ll Help: If the system fails to meet the expected performance under normal conditions due to installation or material defects, we’ll repair it.
How You Can Help: Replace HVAC filters every 1–3 months, depending on usage. Keep vents and registers free of obstructions. On very cold days, close curtains or blinds at night to help retain heat.
Cooling System
What’s Covered: The system’s ability to maintain a maximum indoor temperature of 78°F under normal weather conditions within the first year after settlement.
What to Expect: Your cooling system is designed to maintain 78°F indoors under typical summer conditions. On extremely hot days (above 95°F), it’s normal for the indoor temperature to be higher, with a maximum difference of 17°F from the outside temperature.
How We’ll Help: We’ll repair systems that do not meet cooling standards under normal conditions due to defects in materials or workmanship.
How You Can Help: Keep doors and windows closed while using AC. Change filters regularly and schedule annual servicing. Use ceiling fans and close blinds during peak sunlight hours to support cooling.
Troubleshooting Steps
