Proper surface drainage is essential to protecting your home's foundation and surrounding landscape, particularly during the early stages of homeownership when the ground is still settling. This warranty coverage ensures that any excessive ground settling, more than six inches within the first year, that interferes with drainage will be corrected to prevent water from pooling near your foundation. Standing water near the home for extended periods can lead to foundation damage, erosion, and even basement or crawlspace moisture issues.

What’s Covered: Settling of ground around your foundation or other filled areas during the first year after settlement.
What to Expect: The ground will settle but should not interfere with proper drainage. Standing water should not remain within 10 feet of the foundation for more than 24 hours after heavy rain (except in swales or planned drainage areas). [Link to Landscaping Article]
