What to Expect: Windows should operate with reasonable ease. Some resistance may occur due to natural settling or temperature changes.

How We’ll Help: We’ll adjust or repair windows that do not function properly due to installation issues. [Van Metre Life] 

How You Can Help: Clean window tracks regularly to prevent debris buildup. Lubricate moving parts if the windows become difficult to open. Avoid slamming or forcing windows, which can misalign them over time. [Exterior Caulking] 

Screens

What’s Covered: Screens that do not fit properly at the time of settlement.

What to Expect: Screens should be correctly installed and free from defects upon move-in. Tears or damage caused after settlement are considered homeowner maintenance.

How You Can Help: Remove screens during extreme weather to extend their lifespan. Clean screens gently with mild soap and water to avoid damage.
