Maintenance of Exterior Concrete and Asphalt

Understanding how to maintain exterior concrete and asphalt that are part of your home.

Exterior concrete and asphalt surfaces, such as driveways, sidewalks, and patios, require regular maintenance to remain in good condition and to uphold the terms of your limited warranty. Homeowners are responsible for periodically inspecting these areas for cracking, settling, or surface wear. Minor cracks and surface imperfections are common due to natural curing and seasonal temperature changes and are not considered warrantable defects.

 

Warranty Expectations 

Concrete Steps, Driveways, and Patios

What’s Covered: Cracking, settling, or heaving of stoops, steps, driveways, and lead walks that exceed acceptable performance standards within the first year.

What to Expect: Minor cracking is normal, but these surfaces should not settle or heave permanently in excess of 1 inch. Cracks should not exceed 1/4 inch in displacement between sections. Separation at joints should not exceed 1/2 inch.

How We’ll Help: We’ll patch or fill sunken areas one time during the first year. Resurfacing the entire area is not covered.

How You Can Help: Avoid excessive weight in one area and keep the surface clean of harsh chemicals.

 

Concrete Maintenance Tips

  • Weekly Rinse & Monthly Clean
    • Use mild detergent and soft brushes; avoid high-pressure washing.
  • Protect with Sealers
    • Reapply as needed to prevent moisture and chemical damage.
  • Handle Cracks (⅛”–½”)
    • Clean, fill, and seal following proper steps and temperature guidelines.
  • Skip De-Icing Salts First Winter
    • Use plain sand instead; chemical products can damage young concrete. [Link to Snow Preparedness Article]

 

Things to Avoid

  • Using de-icing salts in the first year
  • Spilling oil, gasoline, or acidic cleaners

 

 

 

Asphalt Driveways

What’s Covered: Cracks greater than 1/4 inch or standing water deeper than 3/8 inch remaining 24 hours after rain.

What to Expect: It’s normal for driveways to show some surface wear, small cracks, or slight low spots over time, especially with weather and use.

How We’ll Help: We’ll fill cracks and repair low areas as needed. Patches may differ in color or texture.

Year-Round Asphalt Care

  • Clean Regularly: Sweep or blow off debris to prevent moisture retention and cracking.
  • Seal Every 3–5 Years: Protect from UV rays, water, and oil stains.
  • Avoid Heavy Loads & Sharp Items: Keep heavy vehicles off during summer; don’t place sharp-edged furniture directly on the surface.
  • Fix Small Cracks Promptly: Use asphalt filler to prevent potholes.
